According to CoinMeta, officials from Japan’s Financial Services Agency have revealed that with the prosperity of the Japanese real estate market, the country’s financial regulatory authorities are strengthening their scrutiny of institutions such as online banks for issuing ultra-long-term housing loans. Currently, housing loans with a term of up to 50 years are becoming increasingly common among young people with lower incomes. Officials stated that the Financial Services Agency is concerned that rising interest rates or a decline in borrowers’ incomes could lead to repayment risks. Traditionally, the maximum repayment period for housing loans in Japan is 35 years, but with rising housing prices, more and more lending institutions, including SBI New Bank and Lotte Bank, have begun to offer housing loans with terms of 40 or even 50 years. Regulatory authorities plan to enhance monitoring and communicate directly with banks when necessary. Homebuyers who choose 50-year floating-rate housing loans will face the risk of borrowing costs rising to levels they cannot afford over a longer period. The Bank of Japan expects to continue raising interest rates, which will put pressure on borrowers who judged their affordability based on initially lower monthly payments.
