New York, September 29, 2026 / PRNewswire / — Cohen & Steers Total Return Realty Fund, Inc. ( NYSE : RFI ) (hereinafter referred to as the "Fund") releases information to explain to shareholders the source of the distribution to be paid on September 30, 2026, as well as the cumulative distribution situation up to date for this fiscal year.

The fund stated that in December 2011, it implemented a managed distribution policy, which was formulated based on an exemption granted by the U.S. Securities and Exchange Commission (SEC). The purpose of this policy is to realize the fund's long-term total return potential by making regular monthly distributions at a fixed rate per share of common stock. The fund claims that this policy provides it with greater flexibility to realize long-term capital gains throughout the year and to distribute them to shareholders through regular monthly distributions. The fund's board of directors may modify, terminate, or suspend this policy at any time, which could have an adverse effect on the market price of the fund shares.

The fund stated that its monthly distributions may include long-term capital gains, short-term capital gains, net investment income, and/or capital returns in the context of federal income tax. Capital returns refer to distributions made by the fund that exceed its net investment income and realized net capital gains; this excess amount comes from the fund's assets. Capital returns are not taxed; rather, they reduce the tax base for shareholders holding the fund shares. In addition, distributions generated from the fund's investments in real estate investment trusts (REITs) may also be classified as capital gains and/or capital returns later on, depending on the nature of the dividends reported to the fund by the REIT held by the fund after the end of the year. The amount of monthly distributions can vary due to various factors, including changes in the portfolio and market conditions.

The fund states that during each monthly distribution, the relevant information will be published on cohenandsteers.com and sent to shareholders via mail at the same time. However, since the final tax attributes of the fund distribution can only be determined after the end of the calendar year, this information may change by the end of the year. The final tax attributes of all distributions will be reflected in the 1099- DIV form, which will be sent out after the end of the calendar year.

The following table lists the estimated amounts currently allocated, as well as the cumulative amounts allocated to date this fiscal year from the sources indicated. All amounts are calculated per ordinary share.

Fund reminder: Investors should not make any judgments regarding the fund's investment performance based solely on the amount of this distribution or the terms of the managed distribution policy. The fund estimates that its distribution amount has exceeded its income and capital gains; therefore, part of your distribution may constitute a capital return. A capital return can occur when, for example, some or all of the funds you invested in the fund are returned to you. Capital return distributions do not necessarily reflect the fund's investment performance and should not be confused with "yield" or "income." The distribution amounts and sources disclosed in this notice are merely estimates and are likely to change over time; they are not intended for tax purposes. The actual amounts and their sources for accounting and tax reporting will depend on the fund's investment performance during the remaining period of this fiscal year and may be adjusted due to changes in tax regulations. The distribution amounts and sources as of now may also require further adjustment.

The fund will send you the 1099- DIV form for that calendar year, informing you on how to file your federal income tax return regarding these distributions.

The cumulative total return of the fund for the fiscal year 2026 (from January 1, 2026, to August 31, 2026) is as follows. Shareholders should note the relationship between this cumulative total return and the fund's cumulative distribution rate for the year 2026. In addition, the five-year average annualized total return of the fund as of August 31, 2026, is as follows. Shareholders should also be aware of the relationship between this average annualized total return and the fund's current annualized distribution rate for 2026. The performance and distribution rate information disclosed in the table are based on the fund's net asset value per share ( NAV ). The calculation method for fund NAV is: the total market value of all securities and other assets held by the fund minus the total liabilities, divided by the total number of outstanding shares. Although the performance indicated by NAV may reflect the fund's investment performance, it does not measure the individual investment value of shareholders in the fund. The investment value of shareholders in the fund is determined by the market price of the fund, which is based on the supply and demand relationship for fund shares in the public market.
